The scoring engine

Seven components.
One honest score.

Each component is a weighted average of normalized metrics (min-max, log or z-score), scaled 0–100. If a location lacks some data, weights are renormalized — never silently zeroed. Every recompute is versioned, history is kept.

Closing costs run 2–5% — title insurance, escrow and state recording fees. Annual property tax is 0.3–2.5% of assessed value depending on the state; there is no federal stamp duty.

The 30-year fixed mortgage is the market standard. Residents with strong credit (FICO 740+) see average rates near 6.3% with up to 80% LTV on conventional loans.

No citizenship or residency requirement to buy. On resale, FIRPTA withholds about 15% of the sale price until taxes are filed; rental income is taxed at 30% flat or at a treaty-reduced rate. Most foreign owners hold title through an LLC.

No. Estatomics is an analytics portal, not a classifieds site or a marketplace. We don’t host listings and we don’t broker deals — there are no “contact the agent” buttons, because there are no agents. The portal answers one question: which location deserves your money.

Every metric carries its own refresh cadence — prices and yields monthly, environment and climate quarterly, legal and tax blocks on change, each with a verification date. The report date is stamped next to every figure, and history is kept, so nothing is ever quietly rewritten.

Each metric is normalized (min-max, logarithmic or z-score) and averaged into its domain. Domains are then weighted into seven components — livability, investment, safety, environment, infrastructure, liquidity and risk. When a location has partial coverage, weights are renormalized rather than counting missing data as zero. Scores are versioned: methodology changes never rewrite history.

Coverage starts where global capital actually buys — the United States plus the leading investment destinations across Europe, the Gulf and Asia-Pacific — then drills from countries down to districts, transparently marking estimated values where local data is missing. Values are shown in the local currency by default; pick your own and every conversion is labeled with its rate and date. The interface ships in 9 languages, including RTL Arabic.
